Programs for first-time buyers. There are several local or federal government programs that help first time buyers get into the housing market. Even though programs have come and gone and situations might be a little tighter right now, feds are always trying to come up with programs and way people can own homes and aquire something of their own. Check with a lender you trust for the latest programs or even contact one of our agents for help and direction.

Your lender. Your bank or credit union may help as well. Are you debt free and own something free and clear, like a car? Your lender may lend you the down-payment by securing it against this asset. Be sure and find someone you trust and that you understand all the issues and responsibilities surrounding the loan. Too many people jump into loans without knowing all the details and it can derail as we are seeing in the mortgage industry right now.

Private contracts. Look for a seller to help you buy and finance your home. Some sellers are willing to carry the contract themselves and will waive the down payment. You may only have to pay the monthly mortgage installments.
